Clover Properties, LLC offers Texas property owners a choice between limited representation and the more typical full service representation in the sale of real estate, and completion of real estate transactions.
Sellers agree to sell their property using our company exclusively by agreement. The TREC promulgated agreement (under separate cover) constitutes the agreement, and acknowledgement by the Seller for Clover Properties, LLC to list and market their property, as a minimum, with MLS and Realtor.com for marketing purposes.
Seller acknowledges that the Agreement does not include any representation by the Clover Properties, LLC before, during and after the sale of Seller’s property, unless specifically outlined in the Agreement. Seller is purchasing the services of the Clover Properties, LLC for the express purpose of listing the Seller property with MLS.
Owners pay Clover Properties for services of listing their property, including pictures on MLS and Realtor.com. Clover Properties, LLC provides the owner with a yard sign, and a lock box to aid the owner in the sale of their property.
What does this service cost us?
The limited brokerage fee is pre-paid and varies by the value of your home. The amount can be as little as $1,200.00 for a home under $150,000.00 or as much as $3,000 for a million dollar home. These monies are prepaid so you don’t owe us any money at close of escrow when you sell your home.

Owners are advised to obtain the legal advice of a Texas attorney before signing any agreement, or entering into any contract for the sale of the Seller property.
Do we owe anything at closing?
Yes, the Seller agrees to pay a Buyer’s Agent three percent (3%) commission.

_______ $25.00 Open House Directional Signs. Advertise your Open House with aluminum wire signs and drive buyer traffic to your home. (Free pick up for Seller, or sign delivery charge of $25.00)
